NAIOP Chicago recognized The Terminal with an award for Office Redevelopment of the Year at the association’s 35th Annual Awards for Excellence, held in November 2022. The multiphase revitalization project in West Humboldt Park transformed a former industrial complex that once housed the Pyle-National Company, a manufacturer of railroad headlights. The Terminal now includes 250,000 square feet of innovative workspace with high ceilings, wide windows and integrated outdoor decks and courtyards. Tech tenant EeroQ signed the first lease in January 2022. DMA assisted with The Terminal’s transformation and congratulates developer IBT Group, RATIO Design, ARCO/Murray and The Mansueto Office on this award.

The Chicago dining scene will heat up at Willis Tower with the arrival of Kindling Downtown Cookout & Cocktails, expected to open in January 2023. Chef Jonathon Sawyer, winner of a James Beard award, will head the two-level restaurant featuring live-fire cooking. Fifty/50 Restaurant Group originally planned the 17,000-square-foot restaurant and teamed with Sawyer to create Kindling. DMA is working with EQ Office to facilitate the final transformation of space and a smooth restaurant debut.

Bob Mariano’s newest grocery store concept will soon open its second Chicago location. Dom’s Kitchen & Market anticipates opening 15 stores by 2025. The Old Town neighborhood store, located at 1233 N. Wells and slated to open November 1, will include a wine department co-designed by Brendan Sodikoff of Hogsalt Hospitality. The first Dom’s Kitchen & Market opened in Lincoln Park in 2021. DMA is supporting building ownership by providing retail tenant delivery services to assist in the smooth opening of Dom’s in Old Town.

The repositioning of Willis Tower, a design transformation that reshaped the iconic building’s amenities and street presence in Chicago, won a 2022 Design Excellence Award from AIA Chicago. The honor distinguished Willis Tower among four finalists in the Interior Architecture Large category. AIA Chicago is the second largest chapter of the American Institute of Architects, and the Design Excellence Awards recognize the global design achievements of Chicago architects. Award winners were announced at Designight 2022, an event held at Millennium Park’s Pritzker Pavilion and open to the public. DMA led retail tenant delivery efforts throughout the redesign and congratulates Gensler and the Willis Tower team on this honor.

As part of its 2022 Vision Awards, ULI Southeast Florida/Caribbean named CocoWalk one of five Project of the Year finalists. The awards recognize excellence in land use and development, honoring leaders and projects that elevate industry standards and exemplify the Urban Land Institute’s commitment to responsibility. The CocoWalk project transformed a 90s-era retail center in Miami’s Coconut Grove neighborhood into a more vibrant, mixed-use space that better serves and connects the community. With only a two percent retail vacancy rate compared to 29 percent across Chicago’s Magnificent Mile, The Shops at 900 North Michigan are thriving in a difficult retail climate. Building owner JMB Realty undertook a $52 million renovation in 2018 that helped position the six-story mall to flourish through challenging pandemic times. A mix of retailers, a food hall, Equinox Fitness, Bubbles Academy and a Tricoci Salon & Spa are among the tenants drawing local residents on a regular basis. DMA is proud to have led recent remodeling and retail tenant delivery work at The Shops on behalf of building ownership. Our team has a long history of supporting redevelopment activities in the mixed-use tower, including condominium, office and green roof projects at 900 North Michigan.

Despite the pandemic and other challenges in the commercial real estate market, Brookfield Place is thriving in downtown New York City. The mixed use complex reports high office and retail occupancy rates. Two of five office towers are 100 percent leased, with the others at 90 percent or higher. Retail space is 94 percent leased, and foot traffic is up 53 percent from the prior year. Ownership’s significant past investment in property redesign and amenity upgrades no doubt contributed to this success. DMA is proud to have supported retail tenant delivery efforts at Brookfield Place, bringing new dining and shopping experiences to energize the area.

Work to modernize the design and amenities at Willis Tower began well before the pandemic. A five-year, $500 million remodeling project now positions the iconic, 110-story building to attract the interest of visitors, neighbors and prospective tenants returning to downtown spaces. Energy and sustainability improvements also helped Willis Tower become the largest building in the U.S. to earn LEED Platinum certification. A ribbon-cutting ceremony marked the finale of the transformation, which created more welcoming entrances, updated building systems, refurbished common areas and added a five-level shopping, dining and gathering space called Catalog. Already 70 percent leased, Catalog features retail, restaurant and entertainment options as well as an event space and a rooftop terrace. DMA led retail tenant delivery efforts on behalf of building ownership throughout this significant project.

After a competitive RFP process, Chicago Mayor Lori E. Lightfoot announced the selection of Bally’s as the preferred bidder for the city’s sole casino license. The Bally’s Chicago proposal envisions a $1.7 billion destination casino, entertainment and hotel project on the 30-acre site of the Tribune Publishing Center. A 3,000-seat theater, 20,000-square-foot exhibition space, two-acre park and Riverwalk extension will further enhance the location. Bally’s Chicago has already entered into an agreement with organized labor and made strong commitments to minority hiring and opportunities for local businesses and investors. The development is expected to create more than 3,000 construction jobs annually and 3,000 permanent casino jobs.

San Francisco-based Stripe, an online payments business, signed a lease for 45,000 square feet of office space in River North. The tech company’s increased commitment to Chicago is a promising sign for downtown office building owners facing a market with high vacancy rates. Stripe is expected to add to its Chicago workforce and move to its new location at 350 N. Orleans Street later this year. DMA is assisting EQ Office with project management activities readying the space for Stripe.

Federal Realty Investment Trust recently announced the addition of six new tenants: five new-to-market dining concepts and a new fitness offering. The electric-powered aerial service will reconnect locations separated by highways and a rail line and carry an estimated 11,000 passengers per day. A young tech company signed the first lease at The Terminal, in West Humboldt Park. EeroQ is developing a commercial quantum computer chip with technology that traps and controls electrons floating above superfluid helium. The company signed a five-year lease for 9,600 square feet and will move its headquarters from Michigan to The Terminal, a major redevelopment project intended to attract creative and tech companies to the neighborhood. DMA worked with The Terminal’s development team on the transformation of former industrial space to more than 250,000 square feet of workspace.
