The Harbour offers emergency shelter and supportive services to youth and young mothers in Chicago’s north and northwestern suburbs. A project creating a new home for this non-profit organization earned a Roberta Feldman Architecture for Social Justice Award Honorable Mention at AIA Chicago’s 2022 DESIGNNIGHT event. DMA founder and senior advisor Martha Spatz was part of the project team recognized for this work, led by OKW Architects in partnership with Designs for Dignity.

A new lease for some 62,000 square feet at The Terminal makes NuMat Technologies the largest tenant to date in the Humboldt Park redevelopment project. NuMat, a leader in the field of programmable chemistries, will relocate from Skokie to a space that’s triple the size of its current one.
The Terminal recently won an award from NAIOP Chicago for Office Redevelopment of the Year. DMA assisted with the transformation of the former industrial complex, which now encompasses 250,000 square feet of innovative workspace. Tech tenant EeroQ signed the first lease in January 2022.
NAIOP Chicago recognized The Terminal with an award for Office Redevelopment of the Year at the association’s 35th Annual Awards for Excellence, held in November 2022. The multiphase revitalization project in West Humboldt Park transformed a former industrial complex that once housed the Pyle-National Company, a manufacturer of railroad headlights. The Terminal now includes 250,000 square feet of innovative workspace with high ceilings, wide windows and integrated outdoor decks and courtyards. Tech tenant EeroQ signed the first lease in January 2022. DMA assisted with The Terminal’s transformation and congratulates developer IBT Group, RATIO Design, ARCO/Murray and The Mansueto Office on this award.

The Chicago dining scene will heat up at Willis Tower with the arrival of Kindling Downtown Cookout & Cocktails, expected to open in January 2023. Chef Jonathon Sawyer, winner of a James Beard award, will head the two-level restaurant featuring live-fire cooking. Fifty/50 Restaurant Group originally planned the 17,000-square-foot restaurant and teamed with Sawyer to create Kindling. DMA is working with EQ Office to facilitate the final transformation of space and a smooth restaurant debut.

Bob Mariano’s newest grocery store concept will soon open its second Chicago location. Dom’s Kitchen & Market anticipates opening 15 stores by 2025. The Old Town neighborhood store, located at 1233 N. Wells and slated to open November 1, will include a wine department co-designed by Brendan Sodikoff of Hogsalt Hospitality. The first Dom’s Kitchen & Market opened in Lincoln Park in 2021. DMA is supporting building ownership by providing retail tenant delivery services to assist in the smooth opening of Dom’s in Old Town.

The repositioning of Willis Tower, a design transformation that reshaped the iconic building’s amenities and street presence in Chicago, won a 2022 Design Excellence Award from AIA Chicago. The honor distinguished Willis Tower among four finalists in the Interior Architecture Large category. AIA Chicago is the second largest chapter of the American Institute of Architects, and the Design Excellence Awards recognize the global design achievements of Chicago architects. Award winners were announced at Designight 2022, an event held at Millennium Park’s Pritzker Pavilion and open to the public. DMA led retail tenant delivery efforts throughout the redesign and congratulates Gensler and the Willis Tower team on this honor.

As part of its 2022 Vision Awards, ULI Southeast Florida/Caribbean named CocoWalk one of five Project of the Year finalists. The awards recognize excellence in land use and development, honoring leaders and projects that elevate industry standards and exemplify the Urban Land Institute’s commitment to responsibility. The CocoWalk project transformed a 90s-era retail center in Miami’s Coconut Grove neighborhood into a more vibrant, mixed-use space that better serves and connects the community. Building owner JMB Realty undertook a $52 million renovation in 2018 that helped position the six-story mall to flourish through challenging pandemic times. A mix of retailers, a food hall, Equinox Fitness, Bubbles Academy and a Tricoci Salon & Spa are among the tenants drawing local residents on a regular basis. Despite the pandemic and other challenges in the commercial real estate market, Brookfield Place is thriving in downtown New York City. The mixed use complex reports high office and retail occupancy rates. Two of five office towers are 100 percent leased, with the others at 90 percent or higher. Retail space is 94 percent leased, and foot traffic is up 53 percent from the prior year. Ownership’s significant past investment in property redesign and amenity upgrades no doubt contributed to this success. DMA is proud to have supported retail tenant delivery efforts at Brookfield Place, bringing new dining and shopping experiences to energize the area.

Work to modernize the design and amenities at Willis Tower began well before the pandemic. A five-year, $500 million remodeling project now positions the iconic, 110-story building to attract the interest of visitors, neighbors and prospective tenants returning to downtown spaces. Energy and sustainability improvements also helped Willis Tower become the largest building in the U.S. to earn LEED Platinum certification. A ribbon-cutting ceremony marked the finale of the transformation, which created more welcoming entrances, updated building systems, refurbished common areas and added a five-level shopping, dining and gathering space called Catalog. Already 70 percent leased, Catalog features retail, restaurant and entertainment options as well as an event space and a rooftop terrace. DMA led retail tenant delivery efforts on behalf of building ownership throughout this significant project.

After a competitive RFP process, Chicago Mayor Lori E. Lightfoot announced the selection of Bally’s as the preferred bidder for the city’s sole casino license. The Bally’s Chicago proposal envisions a $1.7 billion destination casino, entertainment and hotel project on the 30-acre site of the Tribune Publishing Center. A 3,000-seat theater, 20,000-square-foot exhibition space, two-acre park and Riverwalk extension will further enhance the location. Bally’s Chicago has already entered into an agreement with organized labor and made strong commitments to minority hiring and opportunities for local businesses and investors. The development is expected to create more than 3,000 construction jobs annually and 3,000 permanent casino jobs.

DMA is assisting EQ Office with project management activities readying the space for Stripe.

A young tech company signed the first lease at The Terminal, in West Humboldt Park. EeroQ is developing a commercial quantum computer chip with technology that traps and controls electrons floating above superfluid helium. The company signed a five-year lease for 9,600 square feet and will move its headquarters from Michigan to The Terminal, a major redevelopment project intended to attract creative and tech companies to the neighborhood. DMA worked with The Terminal’s development team on the transformation of former industrial space to more than 250,000 square feet of workspace.

Nearing completion in December, the charcoal metal façade at 15 N. Elizabeth Street brings a fresh look to its West Loop neighborhood and blends contemporary and industrial influences. The five-story condominium development features seven distinctive units. Design elements include cantilevered balconies or outdoor terraces, floor-to-ceiling windows and high-end interior finishes. DMA invested in this multifamily residential project, now almost fully sold.
Bally’s Corporation submitted two proposals for a City of Chicago casino, featuring two prospective sites for a world-class resort and entertainment destination. Each proposal represents a potential $1.6 billion investment in developing a flagship property on a currently underutilized site: the Tribune Project, situated at Chicago Avenue and Halsted Street; or the McCormick Project, at the McCormick Place Truck Marshaling Yard. Bally’s community-first approach emphasizes local opportunities for minority partners, suppliers and other Chicago stakeholders.
DMA assisted with the development of the Bally’s Chicago proposals. From among five submitted proposals, the City of Chicago will select one project to move forward.

Leasing activity at Miami Worldcenter continues with commitments from three prominent tenants. Lucid Motors will open an electric vehicle showroom, delivery center and service facility. Bowlero plans a bowling lounge, arcade and sports bar, and Sephora will bring its inviting beauty shopping experience to the $4 billion mixed-use development. Combined, these three leases total 60,000 square feet of retail space. DMA is leading retail tenant delivery activities for Miami Worldcenter, which also recently announced the creation of a central public plaza and park within the downtown site.

This $50 million development will transform a group of three aging industrial buildings into a 240,000-square-foot “creative office campus,” intended to attract creative and tech companies and spark economic development in the neighborhood. The privately funded project supports the city’s aim to champion investment in South and West side communities. DMA’s Jaime Bulla is working with the development team on The Terminal. Green Roofs for Healthy Cities recognized District House with a 2020 Award of Excellence. This 28-unit, LEED-certified condominium development in Oak Park, Illinois won the only award in the multi-unit residential category. Award recipient Omni Ecosystems created the building’s extensive green roof areas. Green Roofs for Healthy Cities is an industry association for professionals working in the green roof and wall industry throughout North America. Judges reviewed submissions in seven project categories and identified nine award winners.
DMA team members invested in the development of District House and congratulate all those involved in the project.

The space is part of a redevelopment project transforming the 70-acre site of the former Crawford Power Plant, at 3501 S. Pulaski Road. DMA worked with the people behind Chicago’s Englewood Brews to create something special in memory of founder Charles Porter, who passed away in 2019. We think our Charles would appreciate The Charles Porter: a homebrewed prototype porter developed with a recipe Englewood Brews plans to include in its future beer portfolio. The neighborhood-oriented craft brewery is in the process of renovating an historic building on Chicago’s south side for a production facility and taproom, slated for a spring 2020 opening. With the support of investors including DMA, Englewood Brews is collaborating with community partners to engage and employ Englewood residents and celebrate community pride.

Convene’s purpose-driven design hosts large-format events in two premium spaces accommodating 500 people each. The venue also contains rooms tailored to smaller meetings and activities and offers production support and hospitality services. Convene at 225 Liberty Street transformed an anchor tenant space previously occupied by a Saks Fifth Avenue women’s store. DMA provided retail tenant delivery services to support Convene’s opening as part of ongoing work with Brookfield Place.

The Chicago Architecture Center’s annual Open House Chicago showcases significant sites across the city over a single fall weekend, offering visitors free behind-the-scenes tours led by informed volunteers. DMA’s Jason Westrope, Erik Haugsnes and Heather Martin were among those providing an inside look at the iconic 900 North Michigan building, one of 250-plus sites participating in this year’s event.
DMA supported recent renovations and enhancements at 900 North Michigan, including a new entry, updated common areas, lighting and illuminated signage. Among the facts shared on the tour:
The Canopy—an LED “canvas” of 20 million pixels on the ceiling of the 900 North Michigan Shops—is the largest horizontal digital art installation in North America.
Aster Hall, a 22,000-square-foot food hall operated by Hogsalt and served by a new express elevator, was named for the Aster flower, native to Chicago.
Ignite Glass Studios, another DMA project, also participated in Open House Chicago. The site featured glassblowing demonstrations and rooftop and gallery access.
A 28-unit luxury condominium development in Oak Park, Illinois, just west of Chicago, is now fully sold, and ground-floor retail is fully leased and open. The soon to be LEED-certified building’s exterior design includes extensive green roof areas and horizontal lines that reference the Prairie School style, part of the community’s architectural legacy. District House homes feature open floor plans, floor-to-ceiling windows, and private terraces.
Retail tenant Club Pilates began serving customers in November 2018. Fairgrounds Coffee & Tea opened on September 25, 2019. District House is the café’s fourth Chicago-area location and sixth in the nation.
DMA team members were involved in the project as investors. Ranquist Development Group and Campbell Coyle developed District House, and Northworks and Miller Hull served as architects.

In Chicago’s West Humboldt Park neighborhood, three warehouses that once served as the home of a lighting and electrical equipment manufacturer are being transformed into a creative office campus. “Humboldt Lit” will make creative use of the historic buildings on a 6.5-acre site with more than 250,000 square feet of space. DMA is consulting with development partners on the project, expected to welcome tenants in June 2020. Design plans call for incorporating interior features like old industrial doors and creating a courtyard green space open to neighbors.

Rivers Casino Pittsburgh is breaking ground on a $60 million project to develop a seven-story, four-star hotel. The Landing Hotel Pittsburgh will connect to the existing casino and offer 219 guest rooms and suites. The contemporary design features expansive riverfront and skyline views. DMA participated in the initial casino development and is supporting the hotel project. DMA team members also worked on the first location of The Landing Hotel, in Schenectady, New York.

The one-on-one conversation featured Chicago’s leading hotel developer, John Rutledge, and Sophie Bidek, a partner with Hartshorne Plunkard Architecture (HPA). Rutledge is CEO of Oxford Capital Group, LLC and Oxford Hotels & Resorts, LLC.
The talk included details on the recently opened Hotel Essex and Essex on the Park luxury apartment building, developed by Oxford with HPA as architect. CREW Chicago works to positively impact the commercial real estate industry by advancing the power and success of women.

This year’s Limelight drew more than 400 professionals and was one of the organization’s most successful fundraisers to date. Funds raised will support advocacy efforts and outreach initiatives designed to strengthen neighborhoods, reverse carbon pollution, and improve quality of life for all residents.

At a meeting of the Midwest chapter of AACEI, DMA Managing Principal Charles Porter gave a talk on building trends in the construction industry from the developer point of view. He shared DMA’s experiences working with regional mall owners to reconfigure and reuse vacant department store space, and he reviewed trends involving nontraditional users, such as entertainment venues, multifamily housing, grocery stores, and wellness, medical, and educational facilities. The presentation addressed important planning and cost considerations and the underlying challenges of repurposing assets given current economic realities and market forces.
AACE International serves members in the cost management community, including those working in project/program management, estimating, planning and scheduling and related fields.

DMA’s Jason Westrope helped evaluate student entries as a special awards judge in the regional Future City Competition, held on a snowy Saturday at Chicago’s Whitney Young Magnet High School. Teams of middle school students interested in math, science, and engineering dedicated many hours to planning and preparing their projects for the event. Teams designed futuristic cities using Sim City software, built scale models with creative materials, wrote essays describing their cities and their solutions to the challenge of Powering our Future, and presented their ideas at the competition.
Many professional engineering and architecture societies were involved in the judging process, and the students delivered impressive presentations. The competition is part of a national program to introduce students to engineering.

DMA sponsored an educational program at the Chicago Architecture Center (CAC) on December 11, featuring a panel of retail experts discussing new and notable projects in branded design on the Magnificent Mile and their larger meaning in the retail landscape.
The opportunity to sponsor "Design Dialogues: The Changing Face of Downtown Retail" grew from DMA Managing Principal Charles Porter’s support of the CAC as a donor. Porter introduced the evening’s expert panelists. Jay Longo, a principal at Solomon Cordwell Buenz, described the transformation of the Michigan Avenue Crate and Barrel store into the Starbucks Reserve Roastery that will open later this year. David Stone, a well-known Chicago retail broker, gave a fascinating retrospective of the retail history of Michigan Avenue. Ray Tareghian, a former visual merchandising manager for Burberry, shared his knowledge of the evolution of Burberry’s Michigan Avenue presence from 1981 through its current, iconic design. Cheryl Durst, executive vice president and CEO of the International Interior Design Association, served as the program moderator.
DMA’s Jaimie Bullla and Erik Haugsnes also attended the program. Many DMA team members are actively involved with the CAC and its mission to inspire people to discover why design matters. The nonprofit cultural organization opened its new home at 111 East Wacker, along the Chicago River, in August.

Situated on Broadway beside New York’s Times Square, the Brill Building presents distinctive location challenges when managing restoration and improvements. To install new escalators in the landmark office property, part of landlord work for an incoming tenant, the DMA team coordinated a nighttime arrival by truck. The process minimized impact to tourists, locals, and businesses and ensured the on-time delivery of tenant space. It’s one more example of DMA’s responsiveness to client and project needs. The DMA team took a hands-on approach to community service on July 25th, committing a day’s labor to a cause members care about in Chicago. DMA’s Chicago office team assisted the Habitat for Humanity building team at the construction site of a home being built in Fox Valley. At 17,000 square feet, a new rooftop farm in the Pike & Rose development is the largest such space in the mid-Atlantic region. Situated on a retrofitted green roof above a parking garage, The Farm embodies the local food movement, growing produce closer to consumers. Some in the Pike & Rose residential and office communities have a window view of their growing veggies: kale, collared greens, lettuces, radishes, and more. Up Top Acres, which runs a network of rooftop farms across the DC metro area, is already harvesting its first season of crops at Pike & Rose. Members pick up a weekly share of produce. The Farm supplies local restaurants as well. The project also helps manage stormwater runoff and create greenspace in the urban neighborhood. DMA is proud to be part of the retail tenant delivery effort for this innovative, multiphase development.

Reports of retail's demise are great clickbait, but the market is still very strong for many retailers. On June 27, 2018 at the East Bank Club, Michelle Panovich, Partner with Mid-America Real Estate Group, moderated a question and answer session that addressed questions like "How do I reinvent my marketplace?" "How can I use technology to get shoppers into my marketplace?" "How do I get a visitor to the center into my store?" "How do I deliver an integrated online and brick and mortar experience?" Panelists included: Jaime Bertsche, Vice President of Leasing, Mid-America Asset Management, Rick Filler, President and COO, The Harlem Irving Companies, Inc., and Samantha Schnell, Director of Leasing, IRC Retail Centers. DMA's Heather Martin, a member of Crew Chicago, helped plan the event and presented the various speakers.
With exterior construction in the final stages of completion and 24 of 28 homes sold, District House in Oak Park, Illinois has a new model unit open to prospective buyers. The luxury condominium development just west of Chicago features open floor plans, private terraces, and extensive green roof areas. Horizontal overhangs on the building’s exterior, designed by Seattle-based Miller Hull and Chicago’s Northworks Architects, nod toward the Prairie School style that’s part of Oak Park’s architectural legacy.

The opening of two new stores at Brazos Mall in Lake Jackson, Texas made the front page of the local paper and attracted lines of shoppers. DMA provided development, project management, and retail tenant delivery services on behalf of owner Centennial Real Estate to facilitate the March 4 openings of T.J. Maxx and HomeGoods. Work involved the transformation and build-out of space previously occupied by a Sears anchor store on the mall’s southeast end.
Brazos Mall, about 50 miles south of Houston, is the only major enclosed regional mall in Brazoria County, Texas. DMA continues to assist ownership with renovation and improvement plans.
Dior launched a two-story retail presence in Chicago with a building design inspired by its flagship Paris store and a location in the luxury shopping heart of the city. Situated at the corner of Rush and Walton Streets, the boutique opened in November, in time for the holiday shopping season. Distinctive design features support the Dior brand throughout, from the star that tops the building to the floating silver shelves and plush sofas inside. DMA provided retail tenant delivery expertise that supported project success, coordinating the base building reconfiguration and tenant design and construction work.

Brendan Sodikoff’s Hogsalt Hospitality group is curating the 21,000-square-foot food hall coming this fall to the 900 North Michigan Shops in Chicago. The project, expected to feature between 12 and 15 vendors, landed on Vogue’s list of 2018’s “most anticipated American restaurant openings.” Sodikoff’s Chicago-based restaurant group includes Au Cheval, Gilt Bar, and Green Street Smoked Meats.
DMA is providing project management services to support this highly anticipated food hall and continues to manage other renovations and improvements throughout the building.
DMA co-founder, principal and industry leader Martha Spatz has a new project for the New Year: retirement. We announce this news at DMA with great pride in Martha’s career as an industry leader in retail tenant delivery, with gratitude for all that she has accomplished for DMA and its clients, and with the knowledge that her legacy of expertise will continue within the DMA team.
Martha has been a mentor to many professionals within and outside DMA over her 40-year career. She has helped building owners and tenants launch and sustain successful commercial properties across the U.S. and beyond. Most recently, she oversaw DMA teams on the large-scale mixed-use developments of Assembly Row, outside Boston, and Pike & Rose, in the Washington metro area. Earlier in her career, Martha contributed to the retail success of high-profile places around the nation such as 900 North Michigan, in Chicago, and The Streets at Southpoint, in Durham, North Carolina. Martha has also lent her experience and leadership to industry associations and events, including the International Council of Shopping Centers and its CenterBuild Conference. DMA will continue to benefit from her deep experience with Martha serving as a Senior Advisor for as long as she likes.
No doubt Martha will take on retirement with the same energy she has brought to her many colleagues, clients and projects. We’re confident she’ll outperform all expectations, and we look forward to staying in touch.

This November, Rivers Casino & Resort – Mohawk Harbor was awarded LEED Silver certification by the United States Green Building Council (USGBC) in the state of New York. Karen Urosevich, Senior Project Manager for DMA, led the team efforts to gain the certification for Rush Street Gaming’s latest Rivers Casino. The multiphased project included a casino which opened in February 2017 and hotel, which opened in July 2017 along the Mohawk River in Schenectady, New York. The design team included Klai Juba Wald Architects, Cleo Design, and ME Engineering. Guth Deconzo completed the commissioning effort. Norwood LeChase was the general contractor. This represents the second consecutive Casino for RSG for which the DMA team successfully received LEED certification.

At the 900 North Michigan Shops, in Chicago, a new, 21,000-square-foot local food destination will be one of the final elements in a three-year update of the mall. Curated by Brendan Sodikoff’s Hogsalt Hospitality, the concept will feature 12 to 15 food stations on the fifth and sixth levels and is expected to open in fall 2018. Sodikoff’s Chicago-based restaurant group includes Au Cheval, Gilt Bar, Green Street Smoked Meats and The Doughnut Vault.
The 900 North Michigan Shops occupy seven levels within the building, which also contains condominiums, offices, and a Four Seasons Hotel. The DMA team has worked with ownership on numerous successful projects at this address and is pleased to be involved in the most recent improvements, including a 3,500-square-foot LED canopy in the atrium.

The ICSC U.S. Design and Development Awards recognize premier shopping center and retail achievements in the United States. Awards are given for outstanding achievement in the design and development of retail properties and in retail store design. This year ICSC selected AceBounce as one of three finalists in the Retail Store Design - Restaurants category. Winners will be announced at the 2017 CenterBuild Conference, November 28 - December 1 in Scottsdale, Arizona, and DMA team members look forward to attending. Gold Award winners in the regional awards program are automatically eligible to win ICSC’s Global "Best-of-the-Best" VIVA Award, announced annually at ReCon.
DMA submitted AceBounce for award consideration and is proud to have participated in this distinctive Chicago project, a social entertainment concept blending ping pong, food and drinks in one place. The three-level, mostly subterranean venue occupies 14,749 square feet within a luxury apartment building at the corner of Clark Street and Wacker Drive.

DMA’s Charles Porter and Adrian Hogg attended the opening of the 2017 U.S. Department of Energy’s Solar Decathlon, a collegiate competition to design and build solar-powered houses that demonstrate energy efficiency, sustainability, design excellence and market potential. This year’s competition launched October 5 in Denver with 11 teams—including one from Northwestern University, where Charles teaches a class about commercial real estate development in the McCormick School’s Master of Project Management program.
The homes showcased solar technology and other advanced systems. Adrian and Charles were impressed with the ideas and execution of all the houses and brought back techniques and materials that might apply to current and future client projects. Teams initially built their entries near the participating colleges and then partly disassembled and shipped the homes to Denver. For the House by Northwestern team, the planning, research and design effort began almost a year and a half in advance.
At the BuiltWorlds’ Buildings 2.0 Conference on September 19, 2017, DMA Principal Charles Porter participated on a panel providing “A Commercial Real Estate Owner’s Perspective on Driving Sustainability in Projects.” The panel, including Joe Harris from JMB and Benjamin Stephenson from Pepper Construction, addressed how to incorporate new and exciting technology into buildings and ensure that innovative approaches, including sustainability endeavors, are not “value-engineered” out of projects. Walker Thisted, of BuiltWorlds, moderated the discussion.
Buildings 2.0, held in Chicago at UI Labs, centered on the newest innovations and challenges of designing, building and maintaining smart buildings.

Centennial Real Estate’s Fox Valley Mall ranked first among suburban Chicago malls for retail sales in 2016. Retail analysts Melaniphy and Associates prepared the ranking, reflecting more than $5.5 billion in retail sales for the Aurora, Illinois mall last year. Owner Centennial Real Estate has invested in significant improvements at Fox Valley Mall since acquiring the property in late 2015. DMA is proud to be working with Centennial on retail tenant delivery projects at Fox Valley and other regional shopping centers across the U.S.

The DMA team took a hands-on approach to community service on August 4th, committing a day’s labor to causes members care about in Chicago and Boston. DMA’s Chicago office team pitched in at the construction site of a home being built by the Fox Valley Habitat for Humanity. In Boston, team member Karen Urosevich spent the day at Women’s Lunch Place, an organization she has supported since 2015. Located in the heart of the Back Bay in the basement of one of the city’s most iconic churches, Women’s Lunch Place provides gourmet meals, daytime shelter, job resources, laundry facilities, and other services to women. Karen had previously volunteered in the kitchen but had the first-time opportunity this time to participate in the Friday lunch service, when guests are served restaurant-style. Karen enjoyed the chance to interact with guests outside the kitchen and deepen her connection to this nonprofit.

The Landing Hotel opens in July at Rivers Casino & Resort along the Mohawk River, and members of the media were given a preview on June 28. The $20 million, six-story hotel features 165 rooms as well as a meeting room, state-of-the-art fitness center, and a bar and lounge. Guests of The Landing Hotel will have access to in-room spa services as well as 24-hour room service.
Directly connected to the Rivers Casino and adjacent Event Center, the hotel is the final element in the $330 million Rivers Casino & Resort development in Schenectady, New York. DMA is pleased to have been involved in the successful completion of this significant project, helping to transform a former industrial site into a riverfront entertainment district.

This year’s Limelight fundraiser attracted a record number of attendees and sponsors and recognized winners of the 12th annual Emerald Awards for their contributions to the green building movement.

Reporting on the positive connection between rail stations and development, The New York Times cites Assembly Row as a prime example. A new subway station opened at the mixed-use development in Somerville, Massachusetts in 2014, fueling interest from office and retail tenants, among others. Transit-oriented development draws young workers and can stimulate further investment. The New York Times notes that Assembly Row has transformed a 45-acre former industrial site along the Mystic River into a neighborhood with housing, offices, restaurants, and pedestrian-friendly streets. DMA is proud to be part of this multi-phase project, situated just outside Boston.
For the second year in a row, The Shoppes at Grand Prairie won the Peoria Journal Star’s Best of the Best Award in the shopping center category. Assembly Row is changing the landscape for the better in Somerville, Massachusetts. Not only is the mixed-use development shaping a new neighborhood in the community, it’s restoring riverfront access to the public and providing thoughtfully designed outdoor spaces for pedestrians. Visitors to the new Rivers Casino & Resort in Schenectady, New York can now indulge in a variety of beauty and relaxation services at Splash Spa, offering massages, facials, manicures, and more. Local officials gathered to celebrate the spa’s official opening, about one month after Rivers Casino opened its doors to guests. Spa visitors were treated to free champagne and mini-massages. The new spa was a late addition to the casino’s offerings. DMA expedited its design and construction with Norwood LeChase’s construction team. The spa complements the entertainment and dining options available at Rivers, including some 1,150 slots and 67 gaming tables. DMA worked onsite in Schenectady throughout the casino’s construction and continues to be involved with work on an attached 165-room hotel, scheduled to open in the summer of 2017.

The opening of Rivers Casino & Resort in Schenectady, New York was “all good news” for Governor Andrew Cuomo, who praised the project and its economic benefits for the area at Wednesday’s public opening. Schenectady Mayor Gary McCarthy and Rush Street Gaming’s Neil Bluhm also spoke about the positive transformation of the Mohawk Harbor site and the collaborative efforts that made it possible. Hundreds of interested visitors gathered to be among the first admitted to the $330 million entertainment facility, which opened almost exactly one year after the initial groundbreaking.
DMA team members Adrian Hogg, Glenn Bedford, and Ronnie Schermerhorn worked onsite in Schenectady throughout the construction process, completed ahead of schedule. They celebrated the milestone at a soft opening earlier this week, including owners, DMA staff, architects, contractors, designers, and others who contributed to the project. DMA will continue to be involved with work on an attached 165-room hotel.

A panel of experienced owner’s representatives, including DMA’s Charles Porter, shared their perspectives on successful strategies for winning project opportunities at the January 11 program for SMPS Chicago, the Society for Marketing Professional Services. Melissa Heiter, of ICON Venue Group, moderated the discussion, which also featured panelists Tina Millan of WSP | PB, Mike O’Keefe of Navigant, and Meredith O’Connor of JLL.
Because owner’s representatives typically guide the process of selecting architects, engineers, and contractors for commercial real estate projects, the SMPS program drew high interest from marketing and business development professionals in design and construction. Panelists addressed questions about the qualities of winning RFQ and RFP responses, the role of fees and interviews, and the use of collateral materials and social media. O’Connor described social media as an important expression of a company’s brand. Porter noted he uses Twitter and LinkedIn to share and find information of professional interest and is currently posting pictures of progress on Chicago’s new flagship Apple store, designed by Sir Norman Foster and located directly across Michigan Avenue from DMA’s offices in the Wrigley Building.

Rivers Casino & Resort will open in Schenectady, New York on February 8, just one year and five days from the project’s groundbreaking ceremony and 13 months from the approval of its license. The casino’s fast development timeline could make it the first newly built, state-sanctioned casino to open in New York. It is the first to announce a grand opening date.
Officials including Greg Carlin of Rush Street Gaming, Schenectady Mayor Gary McCarthy, and Rivers Casino General Manager Mary Cheeks gathered to unveil the opening date on an LED sign at the casino entrance and to thank construction partners and local trades for their efforts. DMA is pleased to be part of the team leading completion of the $330 million entertainment facility, developed to be LEED-certified. In addition to gaming, Rivers Casino & Resort will feature varied dining options, an attached 165-room hotel, a 10,000-square-foot banquet facility, and riverfront views and access.

Marking the completion of a building rehabilitation project, a helicopter lifted the new rooftop unit into place at 60 E Walton in Chicago. A long-time DMA client purchased the building in 2015 and sought to transform the aging four-story structure into a two-story space that would accommodate new retail and restaurant uses. DMA provided project management oversight of the demolition of four floors of existing construction and the installation of a new structural steel frame, second floor, and roof—all while maintaining adjacent neighbor walls. The new building shell, including upgraded utilities and mechanical equipment, is well positioned on Chicago’s burgeoning Walton and Rush Street corridor, adjacent to 900 North Michigan and at the doorstep of the Magnificent Mile.

An entire construction management class from New York’s Utica College visited the site of Rivers Casino and Resort at Mohawk Harbor for a firsthand perspective on project delivery. Team members from DMA and contractor Norwood-LeChase provided an overview of the project and shared a detailed look at specific processes and delivery methods. The presentation included a look at contractor RFP and selection processes, scheduling techniques, subcontractor project management, and project challenges ranging from logistics to tight deadlines. Presenters emphasized the importance of a team approach to successful delivery. Rivers Casino and Resort at Mohawk Harbor continues to take shape along the riverfront in Schenectady, New York and is on schedule to open in early 2017.

The casino is on schedule to open in early 2017, bringing 1,200 new jobs to the area and featuring a 51,000-square-foot gaming floor, an entertainment lounge, a marketplace, a day spa, a steakhouse and one of the largest event spaces in the capital region. Rush Street Gaming is now taking applications for casino staff.

A new social entertainment venue blending ping pong, food and drinks debuted in June in Chicago at the corner of Clark Street and Wacker Drive. The three-level, mostly subterranean space occupies 14,749 square feet and can hold up to 550 people at a time for ping-pong matches, specialty bar food and drinks, or restaurant dining. AceBounce is the first US location for UK-based Bounce Leisure Ltd, which launched the concept in London in 2012. DMA provided project management, retail tenant delivery and accounting services supporting the transformation of the AceBounce space and is involved with the client’s future projects in other major US markets. Chicago and UK-based artists created the artwork adorning the interior of AceBounce. The project team included contractor Crane Construction, architect JSA, and designer Russell Sage Studio. DMA is proud of their contributions to bring this innovative tenant to the market and we look forward to AceBounce’s success!

Construction progress on Rivers Casino at Mohawk Harbor hit a new milestone with the placement of the structure’s last steel beam, celebrated at a “topping out” event attended by Schenectady Mayor Gary McCarthy, Mary Cheeks of Rush Street Gaming, Dave Buick of the Galesi Group, other city officials and members of the development and construction management teams. The event took place just 20 weeks after construction began and marks the official handoff of work from the structural steel trades to the finish trades. An evergreen and an American flag on top of the final beam—part of the topping out tradition—represent continued project growth, a safe work environment and good luck for future occupants of the building.
DMA is providing ongoing project management oversight, on behalf of Rush Street Gaming, in collaboration with construction manager Norwood-LeChase. To date, the project has involved:

'Topping off' ceremony completes casino framework
Rivers Casino and Resort at Mohawk Harbor began taking shape in steel this week on a 60-acre site in Schenectady, New York. In Shaftsbury, Vermont, at the plant facility of Daily Concrete, DMA’s Charles Porter and Adrian Hogg met with Joe Scibetta of Rush Street Gaming and team members from project architects KJW and Walker to review full-sized architectural precast mock-ups of the highly detailed façade planned for the casino’s structured parking garage.
DMA worked closely with Rush Street Gaming to create a site plan for the casino that won city plan commission approval in July 2015 and to secure a license from the state gaming commission, awarded in December. The casino is scheduled to open in one year, with DMA providing ongoing project management oversight in collaboration with construction manager Norwood-LeChase.

Ignite Glass Studios and the OneEleven building earned 2015 Design Excellence Awards from AIA Chicago. DMA managed the development of Ignite Glass Studios, recognized with both a Distinguished Building Award and a Divine Detail Award. Congratulations to ownership, Epstein (architect) and Graycor (general contractor) for their central roles in bringing this award-winning glass art studio and event space to life in Chicago’s West Loop. The Chicago Architecture Foundation (CAF) sponsored an international competition seeking design ideas for a Center for Architecture, Design and Education (CADE). The CAF challenged competitors to propose a facility with a multifaceted purpose: headquarters for the CAF and the Council on Tall Buildings and Urban Habitat; home for a design and allied arts high school; and flexible learning spaces for youth programs. The challenge envisioned CADE as a learning campus, visitor welcome center, and hub for community engagement in architecture and sustainability issues. DMA teamed with VOA, a global architectural design firm, to pursue this challenge. Our collaborative solution reached outside the site initially suggested for CADE—a vertically oriented space surrounded by other Loop buildings. To best fulfill the facility’s goals, we designed CADE on the River—a horizontal, stepped form reminiscent of the river’s topography and situated at the nexus of Chicago’s commercial, cultural and tourist hubs, across the water from the Wrigley Building. The tiered form slides between the hard edge of the city and the soft edge of the river and allows more shared spaces to be carved out for CADE’s complex programming. Our design incorporated elements to ensure CADE’s environmental and financial sustainability, including spaces for restaurant, retail, hostel, and urban farming uses. The International Council of Shopping Centers (ICSC) is holding Chicago Deal Making October 7-8 at Navy Pier. The two-day event draws real estate owners, developers, retailers, public officials and others to share information and form new partnerships. Academy workshops, led by industry professionals, deliver hands-on knowledge and best practices on specialized topics. DMA’s Charles Porter will lead an intensive three-hour workshop October 8, from 9 a.m. to noon, on development, redevelopment and mixed-use concepts. Charles teaches a commercial real estate course for Northwestern University’s Master of Project Management program. His ICSC Academy workshop will help participants understand the shopping center development process from site identification to opening, explore the forces that shape redevelopment, and distinguish different types of mixed-use projects and opportunities. Topics will include working with ownership, development trends, site planning, sustainable design, community outreach and public process. Register as a member or non-member.

DMA goes to any length (or depth) to meet the project needs of our clients. In advance of site survey work for Rivers Casino at Mohawk Harbor, Adrian Hogg recently completed an eight-hour Confined Space Entry Training course focused on the scope and application of related OSHA standards. Confined spaces can include underground vaults, tanks, storage bins, manholes, pits, silos, process vessels, pipelines and more. Construction in these spaces may require special permits and oversight programs. At the Mohawk Harbor site, Adrian participated in the survey of a 500-foot-long culvert to document pre-existing damage before a process of deep dynamic compaction begins nearby. On an ongoing basis, the project team will monitor vibration levels at the culvert to stay within safe ranges. Adrian’s specialized understanding of OSHA requirements and contractor responsibilities augments his deep experience in development management.

Tampa Mayor Bob Buckhorn and Fox television reporter Charley Belcher were among those attending the grand opening of Fabrica Woodfired Pizza, a new dining option in the city’s Channel District. The restaurant features Neopolitan-style pizza baked in a 1,000-degree oven. Fabrica’s ground-floor space in Pierhouse at Channelside, an upscale apartment complex, offers indoor and terrace seating. DMA’s Elliot Vieceli provided retail tenant delivery services on behalf of building ownership to support this successful opening.

Chef Gabriel Kreuther, previously known for his work in the dining room at New York’s Museum of Modern Art, opened his first restaurant in the ground floor of Grace Building. DMA’s Esther Yi-Pin Chi served as owner’s representative during the critical construction phase of this space, as part of our retail tenant delivery services for Brookfield Office Properties. The Class A office tower in midtown Manhattan sits directly across from Bryant Park. Kreuther’s namesake restaurant features a design inspired by the town squares of Alsace, with custom-made light fixtures that resemble street lamps and reclaimed beams like those used in Alsatian homes.

The new site plan for Rivers Casino at Mohawk Harbor won near-unanimous approval from the Schenectady, New York Planning Commission. The approved design reflects the community’s preference for a contemporary look for the casino structure and expands public access to the waterfront. DMA worked closely with client Rush Street Gaming to reflect community input in the design process and support project success with visible signage and amenities. A license from the state Gaming Commission could be awarded as early as September 30. Development plans for the 150,000-square-foot casino include pursuing LEED certification.

DMA is working closely with Rush Street Gaming to move a new casino project forward in the northeast. When community feedback in Schenectady, New York on the proposed Rivers Casino & Resort at Mohawk Harbor indicated a preference for contemporary design, DMA took that input seriously. As Mike Levin noted, rather than doing something “more reflective of the city’s industrial period,” the team embraced the community’s desire for the development “to symbolize the new Schenectady.” Renderings now feature more contemporary materials, such as precast stone and metal panels, and a cleaner look for the casino structure and adjacent hotel. The design also emphasizes the casino’s connection to the Mohawk River with a river-facing courtyard and patio space, steakhouse, banquet facility and swimming pool.

Brookfield Place is the first of three major new retail projects to open in lower Manhattan, leading a noted retail renaissance in the area. The project reimagined 375,000 square feet of retail space in the World Trade Center complex and debuted a full collection of luxury stores, restaurants and a new food marketplace this spring. Tenants have reported above-average sales, with marketing efforts drawing tourists, office workers and a growing population of residents. DMA led the retail tenant delivery effort at Brookfield Place on behalf of ownership. A three-story Saks Fifth Avenue will open at the property next year.

Members of the Chicago Architecture Foundation (CAF) Auxiliary Board held their annual meeting at Ignite Glass Studios, in Chicago’s Fulton Market neighborhood. The building’s unique architectural elements and spaces, with its urban garden and rooftop deck, contributed to an inspiring evening. The event also featured a glass-blowing demonstration and an overview of Ignite Glass Studios’ concept and history by DMA’s Charles Porter and Epstein’s Andy Metter, principal design architect. The annual meeting program included a discussion of CAF’s youth education initiatives, the recently announced Newhouse Architecture and Design Competition winners, and the election of new executive committee officers.

DMA oversaw the delivery of three retail shells for H&M at different Midwest malls owned by Starwood Retail Partners in 2015. At the Chicago Ridge Mall in Chicago Ridge, Illinois, general contractor Graycor Construction Company completed the impressive feat of moving an 11,000-square-foot roof 20 feet higher, to accommodate a second floor for H&M, in three days. The effort required innovative solutions and extensive collaboration and planning across team members. Delivering the 24,745-square-foot shell also involved demolishing seven tenant spaces near the mall’s center court, with adjacent tenants open and operating throughout renovation. Other work took place at Southlake Mall, in Merrillville, Indiana and Louis Joliet Mall, in Joliet, Illinois.

Construction has begun on SoulCycle’s first-floor space at 1225 Old Town in Chicago. The 3,200-square-foot gym will be the fitness studio’s first presence in the Midwest and an ideal retail tenant for the 1225 Old Town building, which features 250 luxury apartments as well as a grocery store and coffee shop. Since SoulCycle opened in New York in 2006, the fitness studio has gained celebrity attention and a passionate customer following with its high-intensity indoor workout, mixing elements of cycling, dance, coaching, and candlelight. DMA is working with contractors, building management, ownership and studio representatives to deliver the perfect space for SoulCycle’s Chicago opening, planned for March 2015.

Amenities are growing at SugarHouse Casino in Philadelphia as DMA manages a $164 million expansion for Rush Street Gaming. DMA Principal Charles Porter notes that the original facility was designed with expansion plans in mind. SugarHouse first opened in 2010, during a serious recession. In keeping with ownership’s intense focus on creating a positive atmosphere for guests and employees, the expansion project will bring new food and beverage venues, a 30,000-square foot event area, a well-lit, seven-story parking structure, new ceilings and windows, an extended riverfront walkway, and VIP gaming spaces. Philadelphia newspapers have already recognized SugarHouse as a top workplace in the city four times.

The Los Angeles City Council unanimously approved the Century City Center project, clearing the way for the development of L.A.’s first LEED Platinum high-rise. DMA worked closely with ownership to define a compelling concept for the 35-story office tower and to support the complex entitlement process through significant community discussions. The project features one of the largest habitable green roof spaces in California, 7,000 square feet of photovoltaic panels, a passively cooled lobby, and a central plant that produces ice at night for efficient cooling during the day. The design also supports future advances in mass transit. Century City Center is expected to generate $4.3 million in annual revenue for the City of Los Angeles, and $400 million a year in economic activity.

Poker players had first-time access to poker gaming in Philadephia with the opening of SugarHouse Casino’s new poker room on November 2. One hundred new jobs, including 80 poker dealers, support the 24-table operation. It also features food and beverage service and a mobile app reservation system. The interim space will welcome players until a $2.9 million permanent room opens in 2015. Poker gaming is one part of a broader $164 million expansion project being guided by DMA at SugarHouse.

Work finished as planned this fall on a multimillion-dollar renovation project to upgrade features and amenities at Green Tree Mall, in a northern suburb of Louisville, Kentucky. The effort included façade and lighting improvements, a complete restroom remodel, and new landscaping and sidewalks. DMA directed the project, working with Pepper Construction, to minimize disruption of ongoing mall operations. Officials held a ribbon-cutting ceremony and onsite celebration of the mall’s new look—its first major update in 20 years. Green Tree Mall includes approximately 800,000 square feet of retail space.

A boom in downtown real estate and residential development has contributed to a wave of new projects north of Chicago’s River North neighborhood. Some 571 new residences are proposed or under construction on property surrounding Cabrini-Green, the former site of high-rise public housing. Townhomes, condominiums, and apartment buildings are all part of the mix. Developers indicate high demand for available land. As the landowner of the 65-acre Cabrini-Green site, the Chicago Housing Authority is spearheading that area’s pending redevelopment. Plans unveiled in February call for retail and residential components, with a blend of subsidized housing and market-rate units. DMA is advising the CHA on retail and commercial development opportunities.

Philadelphia officials and SugarHouse Casino executives broke ground on a $164 million expansion to be completed in 2015. The project will more than double the size of the existing facility, to 260,000 square feet, accommodating new restaurants and event space with Delaware River views. Plans also include a new parking garage with 1,500 spaces. SugarHouse opened in September 2010, transforming a former industrial site that once housed the Jack Frost sugar refinery. DMA managed development and will oversee the expansion.
